      Hi All, can anyone give me some advice, pls. As a leaseholder I pay the hotwater/ heating charges throught he Service charges on an annual basis. Back on 9th Dec ’21, the radiator in my property burst and the black dirty water went all over and flooded the place. The tenant who was there, got back in the eveng to find the place a mess. Immediately Camden Council was called and someone came to attend within a few hours. The water had also gone into some wiring so the electricity tripped. The engineer shut off the water to the radiators which used to heat 2 bedrooms, and suggested an electrician be called in to check the electricity before any further to-do. One member of the household had to check into a hotel. All that said and done, the subsequent months were a nightmare. 2 of the members of the household had to have electric heaters for the 2 bedrooms (middle of a bitter winter), resulting in higher electrcity bills. Several calls to the repair department from time to time led to nothing. The engineer at one point took the measurement of the rad but brought a wrong size in! At other times, they would make an appointment, expect someone to be hanging about for 6 hrs and would either cancel at the last minute or not show up at all, therfore a salary loss for the person who had waited behind. Ultimately, the work was completed on 29th Apr ’22 !! In short—loss of salary, expenses for the cleaning and repair, electrician, electricity bills, inconvenience, harrassment, not to mention paying for absence of heating. What rights do I have? Even uptil now, I have not heard from the Dept in spite of several emails. Can I withhold the hotwater=heating charges from Service Charge Bill request that I have received for this financial year? What about the compensation and all the other expenses? Any tips or advice would be greatly appreciated.

        Hi I had a similar matter before Christmas and was compensated for the loss of my heat with a credit of about £200.

        I am working claiming for the damage to my flat caused by a separate leak from upstairs. ( nothing to do with the heating) I was told in a call that the individual dealing with the matter did not notice the email reporting the leak and found the emails ” confusing”. This is what you are dealing with.

        If I do not get a resolution then I will sue Camden. You have to get someone on the hook at Camden and write to them every day if you have time. I write several times a day; to the local councillor. leaseholder services , the head of the council , her assistant etc All copied in. You have to wear them down or they will wear you down. Good luck and keep us informed if you want.

          Thanks for that. While I have sent emails to Complaints@camden etc, I dont have any other email addresses to write to, and to whomever I have managed to send, there have been abs no response. I’d appreciate if u cud share some of the email adds with me, so i could start the bombarding!
