Rodmell – Major Works invoices

    Hi I have been searching for any discussions about major works invoices for Rodmell in Regent Square, but have failed to find any. In March 2019, I received an invoice of £2,032.19 for major work estimate for y/e 31 Mar 2020. I then received an additional invoice for £,559.36 for “actual” costs incurred. The % accounted for in the estimate by overhead fee, supervision fee, Contractor Central overheads and profits, and indirect cost in the estimate was 30%. Already, one would think that this was unreasonably high. In the actual invoice, these “overhead” headings account for 50% pf the invoice!!! Am I the only one to think that this is completely unreasonable? At the start of the “better home” programme, these overheads accounted for 8% of the total costs. In Camden’s latest estimate for 2021 works (invoice total £6090), these overheads are back down to 31.8%.

    Has anyone queried or disputed this with Camden? I am also very frustrated that in 2019/2020, they put up the scaffolding, did god knows what, and then took the scaffolding down. Now in the 2021 work estimate there is another huge bill for scaffolding (12% of the total costs) – why was all the work requiring scaffolding access not carried out in one go. I have no idea what work was carried out under roof works in 2019/20 and how that compares with even more roof works in 2020/21. Given the very large sums that leaseholders are being required to pay, one would have thought there would be more transparency and accountability behind these expenses.

    Hi, thanks for starting this. I think you missed a ‘1’ so it’s £1,559.36.

    Yes, the amount for Major Works at Rodmell has been absolutely staggering. So there is the £2,032.19 and then the £1,559.36 that you have already mentioned, which are dated 31 Mar 2020 and 15 Sept 2020. Then there was £6,090.93 dated 28 Feb 2020. All dated to the same year! And on top of that, the approx. £1,800 of service charges as well.

    I have paid most of these in line with the minimum payments required and have not taken up anything further with Camden. I’ve been too busy with work to do any further investigation. If you know anything about what is going on with the Residents’ Association in Rodmell or would like to discuss further, please do PM me. Thanks.
