I’m looking for some advice on how to resolve a long standing issue. A while back I was forced into having expensive maintenance work done on the window frames of my flat. I didn’t want the work done as I was not experiencing any problems with the window frames & they were all working perfectly well. I was however informed that I had to have the work done as the frames belong to the Camden Council (with the glass belonging to me… Illogical I know & makes little sense, especially if the frames belong to the council, I would expect that they pay for their maintenance & repair). Anyway, I went ahead with the work with the understanding that it was my duty as a Leaseholder. Shortly after the work was done one of the windows ceased to close properly. I’ve contacted the maintenance repair department who were immensely unhelpful & informed me that I need to pay to get the frame repaired.
The advice I would like is:
      (1) Where I will be able to find a contractor that will fix Camden Council’s window frame (bearing in mind that the maintenance department are unable to provide me with any details)
      (2) I would like to know whether I’m within in my rights to expect some sort of compensation for the poor initial work done, which has left me with a broken window in the first place & the extra expense of having to get them fixed!

If the situation is as you set out, the advice you were given by the repair line is wrong. It is for Camden to repair the frame, and it is possible that there was a warranty on the frame which still applies and would cover the cost. Even if not, you are liable for those costs set out in your lease, which will be part only. I suggest you complain online forthwith about the way you were treated and the advice you were given. Go to https://www.camden.gov.uk/ccm/navigation/council-and-democracy/having-your-say/complaints-and-enquiries/ and take it from there; you will get an e-mail setting out the wording you submit. If you can set out the date the new window went in, so much the better.

If there is any delay in dealing with the complaint, see a Ward Councillor and ask them to raise a Member’s complaint about that.

Thanks for getting back to me Peter. However I really don’t want to go through the lengthy process of putting in a complaint, I don’t need confirmation that the advice I received from the maintenance repairs department wasn’t helpful or correct. What I want is for the window to be fixed. Who is the best person to speak to, who will escalate the repair & get the job done (with the least amount of time wasting & being messed around)? Thanks

Hi there – I’d be very keen to know whether you had any luck in sorting this issue out? My Camden window frame has also just broken and I am not looking forward to the process of dealing with Camden over this!

              HiSoniaE,

Unfortunately no luck so far. The only thing I have found out is that it is very difficult to find any window tradesmen that will be willing to repair any wondows that they have NOT installed. I keep being advised to contact the original tradesmen that installed the windows!..information which Leaseholder Services seem unable to provide…
Good luck in getting your windiw frame fixed & please keep me posted on any solutions you come up with!
