GiuliaI had so many bad bad bad experiences too, everytime I had to call the Council is been a very stressful experience. From Leaseholder services to House repairing it is been a nightmare. I filled up all the “placebo” surveys form sent me, but nothing seams to change. Plus They often fail to log the datas in their system, and as a result I had to re-explain my cases everytime I talked to a new operator ( often after a 20 min wait ), as an example that ended up taking 4 month ( FOUR MONTHS !!! ) to fix a leak to my ceiling. I would be very happy to support any action.
ahaha I wouldn’t be that surprise! they never forget contacting me anytime there is something new to pay!
But a year ago, my bathroom leaked into the flat downstairs, I got it fixed as soon as I could but they never asked me anything for damages to the ceiling of their flat… at least.. until now!I know it sounds crazy, but they basically consider the plaster on the wall as a “decor” so they won’t cover the cost to fix it.
That’s my experience ( 3 times and they NEVER agreeded to fix my ceiling), but if you can make them pay for the excess without going trough the complaint process, please, let me know!
On the other hand, if your flat will leak into one of their properties you won’t have to fix the damage ( at least I guess).Giulia

If I don’t mistake, they don’t want people subletting though Air B&B ( I think the website was quoted), I think that’s the “short term” they are refering to, I guess because they could not monitor the people living in the flats.

I feel for you, I had so 3 leaks in less then a year from the flat upstairs, and it took over 3 months to get them fixed ( each time).
the first two times the Council refused to refound me the excess from Zurich (no matter how long I had to wait for them to fix the leak), but the third time I wrote to the Complaint Office, quoting all the phone calls and problems I did to them and Apollo ( I REALLY suggest to anyone to keep a record of ALL the phone calls and name of the operators).
They were very nice, and after an investigation they gave me the rights to a refound. It took a while but I would def suggest you to contact the complaint office, because the council policy it’s not to cover any damage.

you see, I would love to have a proper support service, face to face and phone, with a person that knows all about my case and can quickly answer my questions about it.
NOW I am spending half of my time waiting in at the phone (paying) and then trying to explain the case to the operators, that don’t have a clue of what’s been said until then. It’s very frustrating and not efficient for both the council and the leaseholders.
Even if I will book an appointment for the 6th of september it’s not going to be effective on my needs ( specially if it’s a urgent situation).But can I book a meeting outside the 1h slot the 6th of september? Cause in the link it’s not really clear.

thank you for your answer, and all the infos.
But, I also think that 1h sometimes it’s not enought in order to discuss specific problems about our properties, the leaseholder service should have an office where it would be possible to book an appointment and discuss face to face.
Especially with all the expenses we are paying, i think that should be a vital support.
They are acting like it’s phones company , but here we are talking about people’s life savings and homes. these are serious matters that needs a proper meeting.Oh Jez, I REALLY feel the same, if I knew it would be THIS expensive I wouldn’t ever buy in the first place!
It’s so stressful to deal with the council to as there is NO office to have an appointment to talk face to face.
it’s just NOT the same to write everything on an email!I also feel that they don’t have any track of the works carried out in the flats (the even forgot to install the bloody new fan in my bathroom, and they billed me without doing the job!).
I already started a formal complaint about a leak in my flat from one of their property that it’s on since last DECEMBER!
But I still feel they don’t care, and they won’t improve any of the services!
What’s the institution in charge of the Council? I think we really need to start a formal battle, in order to make things better. I can’t live in the Fear of more HUGE bills coming at my doorstep. My house is costing me over since a bought my flat (a little 45 m, 1 bed) It’s costing me around 4000£ a year just in bills and major work!! who can afford that?!?!
And for what? for living in a horrible area, with no improvements at all!I totally feel the same! this year I sent an email to the lease holders services to ask for some explanation.
My bill is over 1900£ (including 800£ of water and gas), and the also sent me a major work notice of 1300£ (which none of the people I spoke to at the phone can still explain what works will be about).
Including in the costs there is a 80£ a year for the ventilation system?!?! it’s just a fan, that we changed last year and it costed me over a 1000£ ( already a rip off), and another fee for the Door system (they never broke down), and the care taking is listed twice ( also care taking means just cleaning the stairs once in a while, that’s all) ?!
I am so sick of the Council and how the treat leaseholders as walking, dumb, wallets. I bought a flat in this horrible building because I couldn’t afford anything better, but it’s turning out that it will cost me more then a better house is a more secure area!
I also have to deal with loud neighbours, leaks, and stealing in the communal ares.
How can we move toward a change?Giulia
I am in the same situation, only owner of a 46 sq/m flat working as game artist. I have been billed last month for over 3000£ for works that had been carried out before I bought my flat (which I am investigating in, as my property is never listed in the breakdown they sent me), regarding the Heating system, and now I just received a notice for more planned works regarding the heating?!?! How I will be able to afford that?
Did you go to the meeting? how did that go?Thanks,
